Complete Property Management

Our property management provides you a complete solution for your Marina Dor property.  The package is designed to take care of the four most important parts of your property: Keeping in touch with your property, finding your apartment rentals, the maintenance of potential problems and its marketing to for potential sales. 

Our approach to property management is based on three fundamentals: 

The first is that your property is exactly that: yours.  This means that you can as you should be able to, use your apartment at any time of the year for personal use.  Afterall what good is a holiday home if its tied into a rental contract that you cant even use it.

The second is that Marina Dor is a seasonal resort, but your property is there year round and deserves year round attention.  For all of our property managed clients we check your property for functuality of electricity, gas and water every month, if there are any leaks/problems.  This also includes a monthly 30 minute airing and the checking of your post.  If there are any abnormalities of urgent mail we will inform you through e-mail.  

The third is the finding of rental clients for your property.  Every property managed on our books is advertised on our exclusive rental site for the Marina Dor resort and Oropesa town, www.danesprentals.com.  Our rental site is bilingual in both Spanish and English.

We also will advertise your individual property on the apartment rentals section of the towns website www.oropesadelmar.com for free (normally €120/ year).  As well as this your property will be listed as part of our stock rental listings on premium pay sites such as holiday-rentals.co.uk and google adwords aswell as our premium niche rental sites Danespfib.com (Benicassim festival in July) and LongStayWinterRentals.com.

The fourth is that some of you may want to sell your property.  We will also list your property for sale on Danesp.com under the sales section and under OropesaDelMar.com rental section for free (normally €100/ year).

Collect payment balance of rental and administrate your account This applies for clients who need to pay on arrival.  This may be common if you rent to Spanish clients who are used to paying up to 70% on day of arrival.  The cost gurantees the recieval of the owed rental amount from your client and the transfer to your account

After rental inventory and appliances testing. 24-48 hours after rental Meticulus checking of your apartment inventory and appliance testing after a rental.  For this service you must supply an inventory list and have your clients know of the pricing of each item if broken or missing.  After-check review will be submitted via danespowner

Deep Cleaning Deep cleaning of windows and patio doors, kitchen, bathroom floors and tiles.  Most recommended for the first rental, when apartments have not been used for three months or before the summer rental season.

€65 for a two bedrooms, 1 bath.  €75 for a two bedrooms, 2 bath. €85 for a three bedroms, 2 bath(Must be booked minimum of 15 days in advance)

Maintenance
Tradesman Arrangement Calling and arranging the services of a qualified tradesmen / repairman on your behalf

Opening of apartment and supervision The opening of your apartment for the tradesman and supervision during their job.  Recommended for guranting inventory safety during third party involvement.
